Beginning Real Estate Investing: How To Make Money On Foreclosures
You probably heard of success stories about people being successful in real estate investing and wondered if it really works. You may have heard the terms “buyer’s market” or “seller’s market”, perhaps you heard the term foreclosure and wondered what it was all about and if you could actually make money investing in foreclosed real estate. When beginning real estate investing there are some key things you should know.
It is possible to make money investing in real estate, but like anything else it comes down to knowing when to buy or sell. In order to be successful in real estate investing or any other investment you must invest wisely. In the real estate market this typically means purchasing a piece of property that is being listed for sale below the current or anticipated market value of the property.
In tough times real estate market values are often less than the value of the note or mortgage on the property. When this occurs it is referred to as being upside down in your investment, meaning you owe more than it is worth. Many homeowners who are upside down in real estate find it difficult to pay their mortgage payments and consequently may face foreclosure.
Foreclosure occurs when the homeowner is unable to pay the mortgage payments over an extended period of time and fails to make agreeable arrangements with the finance company. When this occurs the finance companies forced to repossess or foreclose on the property. When a bank acquires a foreclosed property they find themselves in a position where they have a piece of property that is basically no good to them. In order to receive back some of their money they need to sell the property, consequently the finance company will list the property for sale often via an auction.
A great way to begin in real estate investing is to locate a foreclosed property that is being auctioned off or sold by the bank. Typically this property will be available for considerably less than the market value of property. By purchasing this property at auction you may now own real estate that is worth more than what you paid for. Therefore you have already gained financially at least on paper.
Naturally you won’t actually see a profit until you sell a property again at a higher rate than you purchased it for. This is the basic principle behind investing and pertains to all investments including real estate. Purchasing a foreclosed property is one way to find a good deal. There are other ways of making money in real estate investing and basically they all come down to knowing when to buy and when to sell and making sure you never overextend yourself.
As long as you follow this basic principle and purchase property that is lower than its current market value you should be able to see a profit in real estate investment. The question you need to ask yourself is how long you can hold onto this property. A common trend in today’s real estate market is to purchase a home that has been foreclosed on and then spend a small amount of money to repair the property if necessary and then reselling the property for an amount that exceeds the initial investment and the cost of repairs.
